John's Creek Development Hits a Milestone

A John's Creek development hit a major milestone in March 2024. The prospective mixed-use development, similar to Avalon and Halycon, has cleared a hurdle to vertical construction.

Toro Development Company (TDC), which is in charge of this project paid $44 million for the purchase of an office park. Medley will be a 43-acre development in the high-demand North Fulton County.

This project is taking place at 11650 Johns Creek Parkway, at the intersection with McGinnis Ferry Road. In fall 2023, a building here owned by State Farm was demolished.

There is a four-story office building remaining past the "grave site." This building stands amidst a wide surface parking area.

Officials from TDC, the building will be left in place, stripped out, and incorporated into the development. Medley will use the building for new offices, with first-floor retail and restaurant space.

TDC is managed by Mark Toro, who is well-known in the Atlanta-area development world. Medley's formal groundbreaking took place in late 2024.

Phase One of the project will include 180,000 sq. ft. of retail space and 108,000 sq. ft. of lifestyle office space. The residential side of the development will include 340 apartments and 133 townhomes.

In 2023, 11 restaurants and retailers signed on as tenants. Completion of these phases is expected in the third quarter of 2026.

Medley will have 900 residences, 20,000 sq. ft. of retail space, and a central green space for community gatherings. The full project will be completed by the end of 2027, according to TDC.

The Johns Creek City Council approved the development on a unanimous vote in 2023. Medley will be an important part of the 192-acre Town Center, which will include green space, hotels, housing, lakes, and offices. This new development will be the start of the area's new growth.

Phase One will include the first suburban locations for Fado Irish Pub and Little Rey. Other tenants announced include AYA Medical Spa, BODY20, Cookie Fix, CRU Food & Wine Bar, Knuckies Hoagies, Lily Sushi Bar, Sugarcoat Beauty, and Summit Coffee.

Avalon in Alpharetta is one example of a similar kind of community from TDC. This development is host to Haven, Veranda, and Avalon Homes. The homes are close to important retail spaces that increase their overall convenience.

Haven has one and two-bedroom apartments with a modern style you'll love. These apartments come with one or two bathrooms. All floor plans are open-concept, helping you maximize the living spaces. Neutral color palettes make decorating apartments as residents like an easy task. Designer lighting provides the illumination needed.

The living areas, kitchens, and bathrooms use wood plank flooring for easy care. Contemporary fixtures and hardware keep the apartments looking as fresh as possible. Gourmet-style kitchens include granite or quartz countertops, stainless steel appliances, and tile backsplashes.

There are USB charging outlets in the kitchens and bedrooms. High-speed Internet access keeps residents connected in or out of their apartments. Full-size washers and dryers add convenience. Outdoor amenities include an oversized terrace, Juliet balcony, or otherwise generous-sized balcony.

This community has retail and restaurant options available on-site. Concierge services ensure that residents have every need met. A fitness center has weights and cardio machines.

Outdoor entertainment areas feature lounge seating and a fire pit. There is also an outdoor kitchen with a prep area and BBQ grilling areas. A modern splash pool features ledge loungers. There is also a poolside sun deck with a tanning area.

Veranda offers studio, one, and two-bedroom apartments. Designer kitchens include tile backsplashes, stainless steel appliances, and quartz countertops. Select residences have smart home features. The apartments feature a full-size washer and dryer, complimentary cable TV, and high-speed Internet. Residents of Veranda have access to the same community amenities as Haven residents.

Avalon Homes by Monte Hewitt offers 25 single-family homes and 75 courtyard-attached apartment homes. These homes are environmentally friendly, meeting an important need for many residents. There are also open floor plans and flexible spaces.

Although prospective residents have yet to learn which features Medley will offer, existing TDC properties in the Atlanta area provide some important insights. Avalon is representative of a mixed-use property in this area. Prospective Medley residents will enjoy many amenities popular in other communities, as well as exclusives.
